Can’t Sell Your Minneapolis, MN Home? Rent It and Relax.

Tired of pulling up in your driveway looking at that ‘For Sale’ sign every day? If you’re wondering how to beat the market, try replacing it with a ‘For Rent’ sign!

There are many ways people end up with a property they need to sell. Maybe a marriage left you with a property in Prior Lake, MN and one in Brooklyn Park, MN. Maybe a promotion has left you driving a nearly 2 hour commute, to and from Albertville, MN to Minneapolis, MN every day. Or, maybe your family has outgrown your Robbinsdale, MN townhome and you are looking to build a larger home, closer to Grandma and work in Maple Grove, MN.

No matter what your situtation, TC Homes can help. If your home has been on the market for long enough, consider renting it. With rental properties in the Twin Cities area becoming more and more scarce, rental prices are rising and good landlords with decent properties are reaping the benefits. You may wonder why you hadn’t considered renting your property out earlier.

Begin thinking of your existing property as an investment and not your home. Picture your future while asking yourself these questions.

  • Is your property desireable to renters? Do you live in an area near a lake or a college? Do you have a reasonable amount of bedrooms and bathrooms for your target renter?
  • How much are rental properties going for in your area? You want to be sure you look at comparables in your area. How much are rental properties with similar square footage and upgrades renting for in the area? Will the comparable price be enough to cover your mortgage, future repairs, upkeep and other property management fees?
  • Are you willing to advertise your heart out to get good renters into your property, or would you like to hire a property manager to do the work for you? Property managers typically charge 6%-8% of the mortgage. Property managers take care of renting your home out, advertising, maintenance and upkeep.
  • Will you be able to keep up with the upkeep? If you are moving within an hour or your existing property, upkeep may not be a problem. If you are not handy and will be moving further than an hour away from your existing property, managing the property on your own may not be a great idea for you.
  • Will your mortgage company allow you to rent your home?
  • What kind of paperwork is involved?

We can help with all of your questions.

First Home vs. Dream Home

Our first home was an older-style townhome in Maple Grove, MN. We were so excited to have a home of our own and when we found it, it felt cozy. We were able to look past the fact that each and every wall had some sort of wallpaper. The carpet was a lovely shade of grey and the garage was perfect – as long as you didn’t need to get out of the vehicle once you were parked in it.

“As we began to settle in, it was quickly realized that we had outgrown our cozy townhome as soon as we’d moved in. Soon, our 2 closets were overflowing and there were organized piles everywhere. I would try and arrange the piles to look nice – and then we had kids.”

It’s no secret that kids have stuff, but it is pretty amazing how much stuff a 7 pound bundle of joy can require. We’ve all heard the saying, “everything in it’s place and a place for everything.” I came to the conclusion that sometimes the latter of that frustrating quote is nonexistant.

Now, imagine opening the door into your new home and smelling that new-home-smell. From there you place your belongings in an organized built-in and stroll into a barrier-free space with flooring that fits your lifestyle and windows that surround every side of the home, brightening each and every room. Over on one wall is a fireplace and the perfect spot to hang a family photo. There are no piles anywhere. Walk-in closets have organizational systems that make entertaining fun again. The laundry room becomes a sanctuary and the garage has so much space that you can ‘comfortably’ park 3 vehicles and still get in and out of them!

If this sounds like something you’ve been dreaming of, TC Homes has your solution. TC offers floor plans to fit every lifecycle and selections that fit every design trend, personal style and budget.

Our homes are affordable, comfortable and custom built to grow with you. TC Homes cares about your hobbies. We listen to you needs and desires before helping you select your custom dream home.

Minnesota State Shut Down & New Home Construction

There aren’t many people that haven’t been affected by the state shut down in one way or another. New home construction in Brooklyn Park, MN came to a standstill, while other cities home building was not affected.

There are a lot of steps in buiding a custom home. Each step is in place for a reason. Subcontractors, such as plumbers and electricians do a rough-in and then come back after other subcontractors have completed their part of the building process. Many things affect the building schedule, most often it is the weather.

Recently though, rescheduling has been due to the Minnesota state shut down. Homes being built in Brooklyn Park had to come to a complete stand still, due to inspections.

Some cities, like Maple Grove, have their own inspectors, some cities have contracts with inspectors and others rely on the city for inspections. Shutting down the state meant shutting down builders working in Brooklyn Park, MN.

Thankfully, TC Homes is back on track with our Brooklyn Park homes! We have new construction lots available in School District #11.

  • Affordable Corner Lots
  • Near Champlin Park High School
  • Finished or Unfinished Basements

Whether you are looking to downsize, relocate, remodel or begin your path to home ownership, TC Homes is here to help you build your dream home. We offer floor plans to fit every size and budget, along with design trends and organizing tips to help you get the most out of your dollar.

Let’s plan for the future together!

TC Homes: Where Custom Means Custom

WHAT IS A CUSTOM HOME?

A custom home begins with your contractor listening to you. You can select a floor plan and rearrange it a bit to fit your specific needs and desires, such as handicap accessibility, or you can build an entirely custom home with your own custom blueprints. Once a custom floor plan has been selected, homeowners begin to meet with subcontractors that TC Homes has partnered with. The subcontractors include: electrical, plumbing, flooring, cabinetry, audio/visual, appliances and more, depending on your floor plan.

Once the selections are completed, the home is framed and ready to have subcontractors come in and start working. Although it is great to see each and every step take shape, the custom cabinets give the home it’s interior personality.

Northland Cabinets is the TC Homes cabinetry subcontractor. This is where homeowners go to meet and discuss their cabinetry for the kitchen and bath, as well as mantles, built-in’s, closet organizers, walk-in pantries, and much more. Our personal favorite is the family-style locker rooms for all of those shoes and jackets. Just look at their amazing work!

So, whether your taste is contemporary with light woods like maple or old-world with darker woods like cherry, Northland Cabinets will design a virtual blueprint for you to “walk through” before your custom pieces ever get built. You can even tour their workshop! Northland Cabinets builds all of their cabinets right here in Maple Grove, MN. Stop in and visit their showroom, or browse their online gallery for ideas and inspiration.

Dreaming of your new custom home or have a question about the steps to purchasing a lot? Contact TC Homes. Our in-house realtor/broker is all ears.

TC Homes, Reduced Price Floor Plans That Work

TC Homes, a custom home builder in the Minneapolis, MN area, builds smarter, lower cost floor plans.

TC Homes has noticed a recent buying trend. People are wanting floor plans that work. Homes that have adaptability is important and rooms that offer dual-function are important. It’s a challenge, sometimes, to squeeze space out of a plan, while preserving the integrity of each room.

TC Homes creates an even smarter floor plan design, starting behind the walls.

At TC Homes, we are very good at designing to a budget. We have created an extensive questionnaire to help our clients determine what things are important, as well as what items they can compromise on. We use our extensive experience with “value engineering” to meet the needs of our clients.

There are several ways TC Homes designs & builds a more efficient floor plan:

•  Eliminate the formal dining room to create one eating area that functions for casual dining or entertaining.  The kitchen can also be designed to allow for casual meals around an island.

•  Design plans with fewer rooms with built-ins that offer dual-function in the space. A closet that transforms into an office area or a craft center is most popular. Another popular dual-purpose area is a spare bedroom that functions as an exercise room.

•  Taking advantage of outdoor space adds square footage. Patios that are large enough to offer grilling space and seating, while building the stairs to not cut into the yard opens up lower-level space. One may want to entertain the idea of a hot tub!

•  Create rooms around furniture placement so that the furniture fits the room, using the space wisely. We’ve all dealt with a room that had an awkward furniture placement due to an awkward floor plan. TC Homes takes walls, windows, electrical and cable into consideration in the design stage.

•  Simplify the foundation and roof structure to reduce material cost.

Designing a custom home is a process.  We start with the budget, help select a location, and then design and build a custom home to fit your individual lifestyle, for now and into the future.

TC Homes: Smart Floor Plan Design

TC Homes, a custom home builder in the Minneapolis, MN area, builds smarter, lower cost floor plans.

Recently, TC Homes has had requests for designs that are smarter and less expensive to build.  It’s a challenge, sometimes, to squeeze space out of a plan, while preserving the integrity of the usability of each room.  There are several ways most builders create a more efficient floor plan:

•Eliminate the breakfast nook and formal dining room to create one eating area that functions for casual dining or entertaining.  The kitchen can also be designed to allow for casual meals around an island.

•Design plans with fewer rooms that can serve multiple functions as your needs change.  For example create a dining room that can also function as a study, or create a bedroom that can function as an exercise room.

•Design more efficient decks and patios with spaces for outdoor cooking, seating and hot tubs while eliminating wasted space.

•Create rooms around furniture placement so that the furniture fits the room, using the space wisely.

•Simplify the foundation and roof structure to reduce material cost.
